Rising Property Prices Force Islanders into Smaller Flats

Demand for one-bedroom flats in Spain is low, accounting for just 5.6% of national preferences, according to a recent report by the property portal pisos.com. However, interest varies significantly by region, with the Balearic Islands (9.3%) and the Canary Islands (9.2%) leading in inquiries, followed by Madrid (7.2%) and both Andalucía and Cantabria, each at 6.2%.

The analysis reveals that demand overwhelmingly centres on three-bedroom flats. Yet, the preference for smaller properties highlights regional disparities in housing prices and market dynamics. Areas with higher demand for small flats tend to have inflated property prices, strong rental markets, and demands linked to tourism and investment. In the Canary Islands, the issue is compounded by relatively low average wages.

In search trends for two-bedroom flats, the Canary Islands rank fourth at 24.2%, behind the Basque Country (27.8%), Asturias (25.3%), and Cantabria (25%). Nationally, the average stands at 20.3%.

The Canary Islands hold the fourteenth position for searches for three-bedroom flats, sought after nationally, with a rate of 33.8%. Only Cantabria (31.4%), Galicia (32.3%), and the Balearic Islands (32.8%) trail. Nationally, this figure is 38.2%.

Regionally, Catalonia shows the highest interest in three-bedroom homes, with 42.4% of searches, followed by Madrid (40.2%), Castilla y León (40.1%), Murcia (39.3%), and the Valencian Community (38.9%).

Nationally, searches for four-bedroom flats make up 13.2% of total inquiries, with the Canary Islands at 9.3%. Interestingly, demand for properties with more than four bedrooms is higher in the Canary Islands (5.6%) than the national average of 4.8%.
